Yes, there will be one level of underground parking for both buildings. There will also be parking available for bikes and spots with potential for EV charging.

Unlike a condominium, where ownership is open to the general market, the Jaffari Village Residences Perpetual Life Lease model ensures that residency remains aligned with the purpose of the land: to serve a values-driven, faith-oriented community. This model allows us to protect the long-term vision of Jaffari Village, fostering a sense of belonging among residents who share a common foundation of faith and lifestyle. It also offers a stable, secure investment, with predictable monthly fees, and a streamlined, community-managed resale process.  Life Lease isn’t just a legal structure, it’s how we protect the integrity of the community, the intent of the land, and your peace of mind. With a life lease you buy the right to occupy your residential unit with a perpetual leasehold title.

A life lease has no expiry and is perpetually in the name of the holder of the life lease.

Prices information will be released at launch on September 9th, 2025. Prices for individual units will be made available to potential buyers during the purchase process.

To be eligible to purchase, the purchaser must be:
    • Member in good standing of ISIJ of Toronto
    • Citizen or permanent resident of Canada
    • One adult 18+ per nuclear family (Parents + unmarried children)
Priority will be given to ISIJ members by length of continuous membership tenure.

For occupancy, the following rules apply:
    • Occupant is Purchaser or Approved JVR resident

    • No pets except for service animals for persons with disability

    • No smoking, alcohol or recreational drugs

    • No short-term rentals

Reservations require an application via an Expression of Interest (EOI) form, and upon qualification, a refundable deposit and signing of a Letter of Intention (LOI). This will be followed by an independent and random selection process to determine selection sequence of the units. The EOI will be publicly available starting from September 14th at noon and will close on September 28th at noon.

Yes, as it is expected that there should be considerable interest in securing the life lease reservations.

Jaffari Village Residences will manage all resale and transfer processes to maintain quality and community integrity. When a life lease unit holder decides to sell a life lease, the unit is marketed, and once a prospective buyer is found, the outgoing resident receives their market rate lease value less fees (as per agreement terms).

Yes, life leases can be inherited or privately reassigned to immediate family members only. All transfers must go through the Jaffari Village Residences.
